POSITION SUMMARY
The Preconstruction Manager leads the planning and preparation phases of construction projects to ensure successful execution. This role involves working collaboratively with clients, designers, and project teams to develop accurate cost estimates, construction schedules, and project scopes. The Preconstruction Manager is responsible for identifying potential risks, value engineering opportunities, and ensuring alignment with project goals.
Requirements
Preconstruction Planning
- Collaborate with clients, architects, engineers, and internal stakeholders to understand project requirements.
- Develop comprehensive preconstruction strategies, schedules, and budgets.
- Lead the conceptual and detailed cost estimating processes.
- Analyze drawings, specifications, and other documents to prepare cost and time estimates.
- Identify potential leads for new projects and assist in submissions for RFQ’s and RFP’s
Cost Estimation & Budgeting
- Oversee the preparation of detailed cost estimates, including material, labor, and equipment costs.
- Assist project manager in the development of guaranteed maximum price (GMP) proposals and ensure alignment with client budgets.
- Identify value engineering opportunities to optimize project costs without compromising quality.
- Provide support for factory sales team with on-site conceptual construction budgetting
Risk Management
- Identify potential project risks and propose mitigation strategies.
- Conduct constructability reviews to minimize design and execution conflicts.
Collaboration & Communication
- Serve as the primary point of contact for preconstruction-related activities.
- Facilitate effective communication between clients, design teams, and internal stakeholders.
- Present preconstruction plans, budgets, and schedules to clients and senior management.
Project Handoff
- Ensure a seamless transition of project information to the construction team.
- Provide ongoing support during the initial phases of construction to address preconstruction-related concerns.
Qualifications
- Minimum of 2 years of experience in preconstruction, estimating, or construction management.
- Proven track record in cost estimation and budget management for Class B & C construction projects.
- Prefer construction management degree
- Comfortable managing complex operations
- Strong understanding of construction processes, methods, and materials.
- Proficiency in estimating software (e.g., Bluebeam, Procore, etc) and Microsoft Office Suite.
- Excellent organizational and project management skills.
- Exceptional communication and negotiation abilities.
- Ability to work collaboratively in a fast-paced environment.
- Proven experience managing strategic relationships.
- Construction management software experience
