Job Type: Part time, Hourly

Wage: $16-$18/hr. 

Location: Salida, CO.

Job Description:

The General Maintenance will be responsible for repairs, janitorial and maintenance duties at the assigned rental properties. These are typically lite-duty tasks consisting of “triaging” the situation and determining when an outside vendor should be called to perform repairs, versus those that are “lite-duty” and can be handled by the General Maintenance staff member. Maintenance related tasks will generally consist of grounds upkeep, janitorial tasks, painting, and minor repairs minor hand-tools. .

ESSENTIAL DUTIES AND RESPONSIBILITIES Responsible for maintenance of all buildings and grounds, which includes;

o Timely completion of all work orders received

o Lawn and shrubbery maintenance in season o Snow removal and de-icing in season

o Ordering and obtaining necessary materials and supplies

o Repair/Maintain/Replace all, but not limited to the following items related to lite-duty unit and facility maintenance:

 Smoke Alarms and batteries

 Doorknobs, hinges, cabinets repair, pulls

 Replacement of light bulbs, fixtures, light covers

 Minor patching and repairing of doors, walls, sills, caulking

 Repair/replace water fixtures, toilet repair, minor clogs

o Arrange to Repair/Maintain/Replace all, but not limited to the following items and related hardware:

 Doors and Windows

 Floor coverings and Walls/Ceilings

 Cabinets and Appliances/Fixtures

 Electrical and Plumbing

 Heating and Air conditioners

 Any Equipment/Tools

Responsible for overseeing effective costs and controls related to maintenance expenses

Responsible for working with Property Operations Manager in planning and follow through of projects regarding maintenance, repairs, and needed improvements, which includes;

o Inspect and participate in approval of major work required by outside contractors, to include monitor of warranty compliance, job specifications, etc.

o Inform Property Operations Manager of status of on-going projects.

Work with Site Manager to ensure accuracy of move-in/move-out and quarterly inspections

Other duties as required.

KNOWLEDGE, SKILLS AND ABILITIES REQUIREMENTS

Possess ability to maintain the flexibility necessary to adapt, respond, and meet the needs of the organization.

Must be pro-active and results oriented.

Demonstrate ability to operate all, but not limited to the following tools/equipment:

o General hand tools: hammer, hand saw, wrench, screwdriver, paintbrush, etc.

o Janitorial tools: vacuum, carpet shampooer, broom, mop, etc.

o Small Power tools: power screwdriver, drill, power washer, painter

o Lawn/garden equipment: lawn mower, gas powered trimmer, sprayer, weed-blower, shovel, etc.

Willingness to work a flexible schedule, as weather situations and after-hours call may occur

Demonstrate ability to multi-task and be self motivated.

Demonstrate ability to complete tasks in a timely manner, with minimal supervision.

Demonstrate ability to work cooperatively and professionally with clients and co-workers.

Willingness to commute to/from complexes as needed.

EDUCATION/EXPERIENCE REQUIREMENTS

High School diploma or equivalent; or any equivalent combination of education, experience and training that provides the required knowledge, skills and abilities.
