SUMMARY: The Facilities Maintenance Supervisor is responsible for managing the maintenance and repair of Town-owned buildings, facilities, and future Town owned development projects. This position supervises the facilities maintenance division staff and contracted services.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Maintenance

  • Plan, organize, evaluate and oversee the maintenance of Town-owned facilities
  • Coordinate preventative and repair maintenance schedules, plans, and programs
  • Perform general repairs of electrical, plumbing, HVAC, carpentry, painting, and other craft works in and around Town facilities  
  • Confirm work specifications with Town building codes and design guidelines
  • Operate a variety of machinery, equipment and power tools
  • Respond to department requests for repairs and maintenance services
  • Respond to and resolves citizen inquiries and complaints about Town owned and managed facilities
  • Perform snow and ice removal on public right-of-way and Town facility properties.
  • Other tasks and special projects as assigned

Supervision

  • Hire, supervise, and evaluate the performance of facilities staff
  • Provide instruction and technical assistance to staff
  • Schedule and assign daily tasks; ensure resources are allocated effectively and work assignments are completed on time
  • Administration
  • Develop, administer, and manage Facilities Division goals, objectives, policies, procedures
  • Work with the department director to develop, administer, and implement the facilities budget
  • Develop strategic long-term plans for materials, supplies, and equipment; estimate cost of materials needed to accomplish facilities capital improvement projects
  • Contract for services and monitor work for compliance with performance standards
  • Manage and maintain the asset management program
  • Maintain records in compliance with Town Retention Schedule

Safety

  • Develop, implement, and enforce safety policies, standards, and regulations
  • Demonstrate compliance with all Town and Public Works Department safety procedures, regulations, and policies
  • Ensure employees are trained in the safe performance of their job responsibilities
  • Conduct routine inspections of Town facilities to identify safety hazards
  • Monitor and ensures the security of facilities to prevent theft and unlawful entry
  • CIRSA liaison for Town’s Safety Program; responsible for completion of required safety training across the Town organization

 

MINIMUM QUALIFICATIONS (Education/Experience/Licenses/Certifications):

High School diploma or equivalent qualification is required, Technical College degree or trade school preferred; valid Driver’s License; five (5) years of experience in maintenance or in construction trade and three (3) of experience in supervising others required; First Aid and CPR certification required or ability to obtain within (6) six months.

KNOWLEDGE, SKILLS & ABILITIES REQUIRED:

Knowledge of: thorough knowledge of tools, equipment, construction methods, and occupational hazards of the various building trades; Town building codes and standards; contract and invoicing procedures; methods, techniques, materials, tools, and equipment used in maintenance; reading building plans and blueprints; budget planning.

Skill in: building and equipment troubleshooting and repair work; time management skills; organization; asset management; attention to detail; overseeing the work of contract services; leadership; effective written and oral communication; teamwork; safe motor vehicle operation; coordinating scheduled repairs and maintenance.

Environmental Factors:

Work is performed both indoors and outdoors in and around Town’s buildings and facilities with exposure to hot and cold temperatures, dust, grease, chemicals, and odors. Hazards present in this position are inherent in occupational areas including HVAC, electrical, plumbing, and carpentry. Moderate noise levels.

Physical Factors:

While performing the duties of this job, is required to sit, stand or walk; frequently lifts, carries, pushes, or pulls up to 100lbs and uses a dolly or other equipment to carry in excess of 100lbs; may be required to lift heavy and awkward objects, up to 50 lbs, from ground level to waist level or higher either on solid ground or while balancing (example: ladder); frequently climbs, balances, stoops, kneels, crouches, crawls, reaches, and handles while performing duties in camped and unconventional work areas. Ability to drive safely and operate a Town vehicle.
