Job Description:
Construction Manager is responsible for of all aspects of safe and professional vertical construction and in-house framing and siding on multiple homes at multiple sites from groundbreaking thru warranty.
About Us: NorthCraft Neighborhoods is a small, production home builder located in Leadville, the highest City in the US, in the heart of the Colorado Rockies, with six to twelve home starts per year. NN is focused on thoughtful, healthy, energy efficient homes with Colorado mountain charm and options to add space and upgrade finishes.
Essential Duties and Responsibilities include the following:
Construction
- Manage schedule, suppliers and trades to meet schedule milestone, walkthru and closing dates
- Hold suppliers and trades accountable for performance
- Ensure home is constructed to applicable building codes, specs and scopes, CDs, Purchase Agreement, COs, best practices and other relevant documents
- Manage materials not provided by trades. Verify trades’ protection of and proper use of provided materials
- Manage and participate in site weather conditions including snow removal, blanketing, temporary heating, material storage, etc. Cancel work if necessary due to weather, road closures, etc.
- Manage maintenance of NN equipment and tools
- Complete daily logs for each site
Framing and Siding
- Manage in-house Carpentry Crew to frame and side homes
- Perform layout (or oversight of layout) for floors, walls, trusses, stairs, decks, dry-in and siding
- Work alongside Carpentry Crew on critical tasks as necessary
- Create and execute weekly work plans for carpentry crew, with clear expectations for production and efficiency and hold accountable
- Verify material required for work plans is on-site and is being stored and used efficiently
- Ensure NN tools, equipment, materials and jobsite are secured against theft, vandalism and weather etc. at the end of each work day
Safety
- Educate trades and Carpentry Crew on safety hazards and OSHA standards and hold accountable
- Maintain reasonable level of job site cleanliness and trades’ adherence to daily clean-up
- Identify, track and mitigate safety hazards and ongoing safety issues
- Stop work if life or limb threatening hazard exists
- Fine and/or direct unsafe parties to leave job site in serious or repeat cases or other reasonable measures to enforce safety
Staff
- Teach, manage and develop Carpentry Crew
- Collaborate with other staff and consultants to achieve successful outcomes for all parties and NN
Quality Assurance
- Verify and document critical details are properly completed daily
- Complete QA checklists for each phase of home
- Manage City/third party inspections and Certificate of Occupancy
Homebuyers
- Engage with prospective walk-up buyers, answer high level questions about homes, purchase process, timeline, etc. and share prospects with appropriate staff
- Update each homebuyer on home progress weekly and meet buyers during ad hoc and milestone site visits
- Perform homebuyer final walk through/orientation and closing walk. Create and manage punchlist completion
- Investigate and determine validity of warranty claims per industry standard after closing. Manage valid warranty claims to completion
Accounting
- Manage variance costs and create VPOs as necessary
- Approve payment of trades and suppliers upon thorough inspection of work/materials
- Code miscellaneous receipts/invoices related to construction and construction overhead
- Other duties as assigned
Qualifications
- Strong work ethic and personal integrity
- Represent NN positively. Build and maintain positive relationships with stakeholders
- Proficient at Microsoft Office. Proficient with construction module of home builder ERP (MarkSystems preferred)
- Demonstrated proficiency at working independently managing complex residential construction and people independently
- Field position that requires travel between office and sites and occasionally transporting materials via personal vehicle
- Ability to frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds. Traverse rough ground on construction sites. Ability to move around in tight, enclosed spaces. Ability to perform manual labor in harsh environments for extended periods. Ability to work at desk/computer for extended periods
- Ability to work long hours and occasional weekends as necessary
- Five to 10 years of residential construction management/superintendent/framing experience. Experience with a production home builder preferred
Compensation
- Salaried, at-will, FSLA exempt full time position with compensation determined by experience and performance.
- Expected salary range of $120,000 - $150,000 annually
- Laptop and business related software, subject to reasonable use. NN provided field office
- Three weeks’ vacation, eight holidays, six days sick
- Smartphone and mileage reimbursement at IRS rate
