Job Description
Appraises all types of real property, including residential (single-family and multifamily), new construction, commercial, agricultural and vacant property for tax assessment purposes. Conducts field inspections on new or existing personal and business properties for property tax assessment. Contacts property owners to collect data needed for the classification of land, buildings, mobile homes or other types of real property. Conducts measurements, takes photographs and sketches area(s). Makes quality judgments and special condition judgments of properties. Determines economic area factors, neighborhood factors and land usability as variables for property tax assessment. Interacts with citizens, establishes a good working rapport and provides information concerning market value and approaches taken and defends values during protest periods. Assists with deed transfers and land splits. Conducts informal hearings with taxpayers during the 30-day annual protest period, explains property valuation and procedures, and reviews individual accounts and makes recommendation for correction or denial. May be required to analyze comparable properties to assist in the valuation process. Prepares reports on field inspections to be used during the appraisal process.
Qualifications:
One (1) year related experience and/or training; OR Bachelor’s Degree in a related field such as economics, finance, mathematics, business or real estate law; OR equivalent combination of education and experience.
Additional Requirements: Valid and current Colorado Driver’s License.
